Windows Extreme Lag [Network?]

    Hia, I started hosting Humans Versus Zombies, but players are getting kicked because of lags.
    When the first player enters, he has 100 ping !!!
    I have good internet, i don't know what is happening.
    I can PM my dedicated configs so please help :/
    I also reduced max players to 10 and removed pingkick but nothing helps!!! :QQ:

    PS: It's only a low modded gamemode and my friend 'Robinskie' also used the same gamemode and noone has lag in his server.

    EDIT: I'd like that Downburst look at this, as I think he's specialised in these situations.

    It's your internet connection. Most servers are hosted in a datacenter with 100mbit up and download.
